Area Schedule Help

Record explicit gross areas and deductions across floors and zones without implying a certified measurement standard.

How to use the Area Schedule

Agree the measurement boundary, unit system, source drawing, model or survey revision and the treatment of voids, cores and deductions before entering zones.

The workspace starts blank. Load example temporarily fills the controls with demonstration data; reload or use the tool’s New or reset action, where provided, before entering live information.

  • Choose Units and Measurement basis, then record the Source ref. that controls the current schedule.
  • Add each zone with a stable name and a type such as Room, Circulation, Core, External, Void or Other.
  • Enter Gross area and Deductions separately and explain the boundary or deduction in the note.
  • Review Schedule Totals by floor or zone and export the issue with the stated measurement basis.

Set-up
Enter rooms from the coordinated plan and compare their net scheduled areas with the brief while keeping circulation and core zones separate.
Result
The schedule exposes room, circulation and service totals rather than one unexplained building figure.
Review
Investigate missing or duplicated rooms and agree how shared or multi-use areas are classified.

Floor with explicit deductions

Set-up
Enter 510 m² gross and 35 m² of named void or excluded area against a cited model revision.
Result
The net scheduled area is 475 m² and the reviewer can see how it was derived.
Review
Confirm that the chosen basis permits each deduction and that the same boundary is used on every floor.

Suggested workflow

Place the tool in a controlled project or practice process rather than treating its output as an isolated verdict.

  • Write a short measurement-basis note and identify the controlled source.
  • Schedule zones consistently, exposing deductions and exceptions as they arise.
  • Reconcile totals with the model, brief and any externally reviewed standard before issue.

Check before saving or issuing

  • Zone names are unique enough to reconcile with plans or the model.
  • Gross areas and deductions do not overlap or omit shared spaces.
  • The issue states whether its basis is project-defined, survey, model export or externally reviewed.

Common problems

  • Totals do not match the model: compare boundaries, void treatment, duplicated zones and source revisions before changing numbers.
  • Net area is negative: deductions exceed the entered gross area and need correction.
  • Users assume a certified standard: name the adopted standard and external review explicitly or retain Project-defined boundary.

A multi-floor area schedule with explicit deductions and reproducible totals.

The tool does not determine RICS, IPMS, BOMA, GIA, NIA or rentable-area boundaries; adopt and document the correct standard separately.
