How to use the Material Take-off
Prepare measured surface dimensions, opening sizes, the actual product module, joint or gap, pack quantity and the supplier information you intend to price.
The workspace starts blank. Load example temporarily fills the controls with demonstration data; reload or use the tool’s New or reset action, where provided, before entering live information.
- Choose Material type and Input units, then give the take-off a title that identifies the project area or option.
- Add each surface and its openings separately so the gross area, deductions and net measured area remain traceable.
- Enter Unit length, Unit height, Joint / gap and Bond / setting-out context, followed by general waste and layout or cutting allowances.
- Add pack size, unit or pack cost, currency and any carbon, fixing or ancillary coverage data; review the Order basis before saving or exporting.

Brick facade with openings
- Set-up
- Record 72 m² of gross wall and 12 m² of windows, then enter a 215 × 65 mm brick, 10 mm joints, running bond, pack size and supplier cost.
- Result
- The take-off shows the 60 m² net face, calculated units, separate allowances, full packs and the resulting order cost.
- Review
- Confirm corners, reveals, piers, special units and breakage are represented rather than hidden inside an arbitrary waste percentage.
Tiled rooms option comparison
- Set-up
- Create separate room surfaces, deduct un-tiled openings, and run the same net areas with two candidate tile modules and pack sizes.
- Result
- Compare loose units, rounded packs, cutting allowance and cost on an equivalent measured basis.
- Review
- Check whether pattern matching, tile orientation, trims and batch constraints require additional quantities.
Suggested workflow
Place the tool in a controlled project or practice process rather than treating its output as an isolated verdict.
- Freeze or identify the drawing, model or survey revision used for the measurements.
- Build the net area transparently, then apply product-specific module, pack and allowance data.
- Reconcile the result with supplier coverage and the proposed setting-out before an order is placed.
Check before saving or issuing
- Every surface and opening can be traced to a location and source revision.
- Pack quantity, joint size and unit dimensions match the selected product rather than a generic material type.
- Waste, cutting, fixings and ancillary quantities are explicit and not counted twice.
Common problems
- Quantity is unexpectedly low: check that openings were not included in a net area and then deducted again.
- Pack count looks wrong: confirm Units per pack is a count, not the manufacturer coverage area.
- Cost or carbon is zero: complete the corresponding per-unit or per-pack source fields before comparing options.
Output
A material take-off with unit, pack, cost and carbon estimates and a calculation trace.
